Kathy Zamechansky, Owner and President of KZA Realty Group, Inc., a Bronx based Commercial Real Estate Brokerage and Development Consulting Firm, has over 35 years of experience in the Real Estate Industry in both the Public and Private sector. Her firms, KZA Realty Group. Inc. and Kathy Zamechansky & Associates provide their clients with a vast array of comprehensive services ranging from Brokerage, pre-development consulting, project management, and Community and Government Relations services that have helped our clients successfully navigate New York’s intricate land use system.

Ms. Zamechansky is among the very few professionals in New York City with the integrated, in-depth experience and relationships in government, business and grassroots community organization. In more than 20 years of public service and 15 years as a consultant she has earned a reputation as a savvy and effective professional that gets results.

During her career, Ms. Zamechansky has held a variety of public and private positions. She was the President of the St. Pius High School Advisory Committee in the Bronx. She served as the first President of the Bronx Overall Economic Development Corp and was Chief of Staff to a member of the New York City Council. In addition, she served as Assistant to a Congressman, Director of Community Boards for the Borough of the Bronx and Chief of Staff to a Borough President. She has also served as the Executive Director of the Bronx Chamber of Commerce before starting her own firm in the late 1980s.

Ms. Zamechansky has experience shepherding many high profile projects from initial planning phase to its grand opening. At each step she provides strategies for constructive and cost effective community involvement that educates, involves, promotes and builds the support necessary to successfully navigate through New York’s daunting maze of formal and informal approval process. Additionally, we create and implement job training and minority participation programs that provide local employment through the construction phase and for permanent and part time jobs upon the project’s completion.

Ms Zamechansky has worked with many national retailers, including: Applebees, Dunkin Donuts, Dickey’s BBQ, Amalgamated Bank, VIM Stores and Walgreens.

Kathy Zamechansky's Exclusive Clients:

Brightside Academy a day care and early childhood education organization based out of Pittsburgh, PA. Zamechansky organized the expansion of Brightside Academy into the New York City market, where she successfully assisted Brightside in opening 10 centers throughout the Bronx and Brooklyn in less than a five year period. As of 2013 she is assisting in the opening of three new locations for Brightside in the Bronx. She is also always seeking out new sites for Brightside as they are continuing to expand.

Post Graduate Center for Mental Health a community based organization, serving 1,500 people each month, provides mental health treatment, housing, job training and placement. They have been a client of Zamechansky's for over 5 years. During that time she has assisted them in developing six housing locations in the Bronx bringing these beneficial services directly to the people of the Bronx.

Azimuth Development Group, LLC KZA Realty Group works closely with Guido Subotovsky, President of Azimuth Development Group, to seek sites in order for Azimuth to develop affordable housing in the Bronx. Kathy Zamechansky is also Azimuth's exclusive commercial broker and is tasked with leasing any commercial space available in the new developments.

Children's Aid Society are seeking sites to build a new Charter Schools in the Bronx. Kathy Zamechansky is seeking sites between 82,000 and 90,000 square feet in School District 12 in the Bronx to build out the new Charter School.

Kathy Zamechasnky has successfully worked on several HDC projects including:

Morris Court Apartments a large scale development in the South Bronx. The developer is KZA Realty Group's exclusive client Azimuth Development Group, LLC. Building A and B together consist of over 200 units of mixed income housing and commercial units on the ground floors. Kathy Zamechansky is tasked with leasing over 35,000 square feet of the commercial space available and has already successfully leased over 25,000 square feet of the 35,000 square feet.

Intervale Independent Seniors a 48 unit, 55 years of age and older development located in the Hunts Point section of the Bronx. The developer is KZA Realty Group's exclusive client Azimuth Development Group, LLC. The project is targeted towards low and very low income senior residents. This project is one of a kind in the Bronx and is being built with assistance from New York City Housing Corporation. Kathy Zamechansky consulted throughout the entirety of the project from site acquisition to the ribbon cutting

ceremony. Kathy Zamechansky has successfully worked on several EDC projects including:

Triangle Plaza Hub at 149th Street /Bronxchester URA sites 7A & 7B KZA Realty Group has been retained by the developer, Triangle Equities LLC to provide Community and Government Relations Services to the Development Team in connection with working with EDC toward the approval of the sale of the site to Triangle Equities for the development of a Commercial project and Charter School on the sites. KZA Realty Group will also provide Real Estate Consulting Services and Brokerage Services to the project where applicable.

CSJA Zerega Havemeyer Project 535-537 Zerega Avenue, Bronx, New York KZA Realty Group has been retained by the successful bidder, D&J Ambulette and Citicare ownership, to provide Project Management services to the Development Team in connection with the ULURP

Application for the sale of the property to CSJA for the development of a Transportation Facility for their existing business and expansion of their business in the Bronx. KZA Realty Group, Kathy Zamechansky as Project Manager will also provide Community and Government Relations services working with EDC on getting the necessary approvals for the sale of the property for the development of this site.

Gotham Plaza Kathy Zamechansky was part of the Blumenfeld Development Corp. team that was selected that was selected to develop a city-owned parcel on 125th Street between Lexington and Third Avenues in Manhattan. KZA worked with the developer to obtain approvals for the 90,000 sq. ft. mixed use retail center on the site. We arranged meeting, negotiated community needs and worked with Community Board #11, local Community Leaders, Local elected Officials and the Borough Presidents Office to insure that local interests and concerns were met. We brokered a lease for 33,000 sq.ft. With the New York State Dept. of Motor Vehicles for the third floor of the building, which became the first tenant in the development. Our on-site staff worked with the community to recruit local labor, process drop-in job applicants, and find local suppliers for the construction phase. We worked with the Borough Presidents Office and held a job fair for local construction companies. We also collaborated with a community job-training program to place local residents in retail positions and were successful in filling most of the permanent jobs with community residents. We also coordinated the ground breaking and the ribbon cutting.

Peartree Plaza As consultants to Rosenshein Associates, we were part of the team that was selected by EDC to develop a 140,000 sq.ft.mixed use shopping center on a vacant city-owned parcel on Co-op City Blvd. in the Bronx. We worked with the developer to address community concerns about the project. We developed strategies and programs and held meetings and negotiations with local community leaders, Community Board #10, the local elected officials and the Borough Presidents office to successfully obtain approval for the project. We worked with the developer to develop a program to attract local contractors and labor to the project and were successful in having several local contractors work on the project. In addition, we worked with SUNY’s job training program in the Baychester section of the Bronx and the Edwards Supermarket Corp. to facilitate local hiring at their store and other retailers in the center. We were successful in achieving over 80% local hiring at Edwards at the opening of the store. We worked with the developer to outreach to local retailers and were successful in having several local businesses be part of the initial tenancy of the Mall. KZA also completed the project with a successful groundbreaking and ribbon cutting event.

Bronx Prep Charter School KZA helped this Charter School to expand from temporary space in a church to a State of the Art Facility. As their broker, KZA identified a city-owned site in the Bathgate Industrial Park for the schools relocation. Acting as their development Consultant we then represented the school before EDC to negotiate site control. We partnered with the schools land use attorney to secure necessary special permits and approvals from the local Community Board the Borough Presidents Office and other agencies.

Home Depot KZA worked with this National Chain to overcome vociferous opposition by local retailers, institutions and community groups who organized to stop the development of Home Depots on Gun Hill Road and Zerega Avenue in the Bronx. We developed strategies for resolving obstacles to development, including the formation of a Task Force to clearly define the opposition’s core issues and create a forum for their resolution. We created grassroots support for the project, arranged testimony at public hearings and coordinated private meetings with elected officials and key opinion leaders to promote the project benefits to the community. We worked with Home Depot to achieve a successful jobs program that resulted in 90percent participation by Bronx Companies and 75 percent local participation during project construction and facilitated job placement in permanent and part-time retail positions.
 

In addition to these projects KZA has worked on numerous public and private projects, including providing Community Outreach to the Lower Manhattan Development Corp. for their Public Approval process for the Redevelopment of Lower Manhattan, Blumenfeld Development Corp. on the East River Plaza Center for the development of a 500,000 Sq. ft. retail center anchored by Home Depot and Cosco. We worked with the Developer to achieve support for the project for the SEQRA and ULURP process and are continuing to provide Community and Government Relations services in connection with the project. We worked with Triangle Equities, Lester Petraca on the relocation of the Bronx Office of the State of New York Dept. of Motor Vehicles to their present location on Fordham Rd. Kathy Zamechansky is presently working on several HPD projects in Harlem and the Bronx, including working as part of a team that is rezoning a former Brewery site on St. Ann’s Avenue and Eagle Avenue in the Bronx for the development of a 600 unit mixed use development on the site.

Kathy Zamechansky is a member of several Community and Business Organizations in the Bronx and Harlem, including being the President-Elect of the Bronx Manhattan Association of Realtors; Board of Directors of The Bronx Overall Economic Development Corporation; Board of Directors of the New Bronx Chamber of Commerce and Chairperson of The Fund for the Future Women Leaders of the Bronx. Ms. Zamechansky was named as one of the 2009's 25 Most Influential Women by the Bronx. Times Reporter and was named Realtor of the Year by the Bronx Manhattan Association of Realtors in 2009. She is a member of the Morris Park Association, and organization which has dedicated more than 30 years of service preserving the integrity and safety of the Morris Park Community. In October 2011, Ms. Zamechansky was honored by Bronx Borough President, Ruben Diaz Jr., The Belmont Business Improvement District and the Italian Heritage and Culture Committee of New York. In February 2013 she was honored by Mercy College with the Bronx Leadership award. In May 2013 Kathy was honored by New York Real Estate Journal by being named the Executive of the Month, a high honor in the publication; that publication; that same month New York Real Estate Journal featured her in their 'Women in Real Estate' section.
